Property can be sold by one of three methods. Our recommendation as to which method will be based on our experience in dealing with all different types of properties and the current market conditions at the time of instruction
Sale by Private Treaty (the most common method)
This is where the property is placed on the open market for sale at an asking price.
There is no time restriction as to how long the property remains for sale and no obligation on the owners to accept any offers.
The sale is only binding on full completion of the sale.
Sale by Tender
This is where the property is place on the open market and offers are made to purchase by a certain time and date.
A price guide may be quoted and offers can fluctuate enormously the accepted and preferred bid does not have to be disclosed to the other parties and the offer is not binding unless the tender document specifically states to the contrary.
Sale by Auction
Selling by auction is positive selling on a specific day
It usually allows some 6-8 weeks of marketing time when the property is then offered at public auction.
Exchange of contracts and sale becomes binding upon the fall of the hammer and a 10% deposit is paid by the successful bidder and completion is thereafter usually within 28 days.
