With view like this, you'll be truly spoilt each and every day - Bedw Arian is a highly individual detached residence standing within approximately ¾ acres or thereabouts of meticulously landscaped gardens grounds, sitting as it does in an elevated position within the highly sought after area of Glyn Garth, enjoying exceptional views over the tidal waters of the famous Menai Strait, the majestic Snowdonia mountain range, Snowdon and the Thomas Telford suspension bridge - all of which is best appreciated from the castellated roof terrace located on the first floor. The southerly aspect encapsulates all that's good about this fabulous location!
The property is believed to have been built in the 1960s by an award winning Architect based in Colwyn Bay and was featured in various property journals of the time. As we all know, time moves on and Bedw Arian has moved with the times too, where at some stage the principal lounge was enlarged, creating a fabulous castellated roof terrace above off the main bedroom, originally accessed from an external spiral staircase. The spiral staircase is still there but the present owners have gone one better by adding patio doors to the bedroom so that the terrace can be fully exploited and enjoyed all the more. The conservatory is also a more recent addition, adding significantly to the original footprint.
The present owners have ensured that Bedw Arian continues to serve as a fine family home, having recently had the main roof re-tiled, also a new kitchen with polished granite work surfaces and quality integrated appliances and the fitment of a new efficient high end gas central heating boiler. This boiler not only serves as heating, but can also produce cool air, something which could prove useful during the warmer months. During this time, the property was also re-wired.
The interior offers tasteful décor throughout with bathroom facilities featuring up-to-date contemporary suites. The majority of rooms are of generous proportions, the principal lounge being just shy of 30' in length, there's also a more formal dining room and the conservatory comes air conditioned, so can be enjoyed even during the height of summer when temperatures climb rapidly.
The lounge has also been upgraded with an inset multi-fuel 'Tiger' stove and with windows to three aspects, it's definitely a room all family members can enjoy.
There are three bedrooms to the first floor whilst a guest bedroom on the ground floor comes with en-suite facilities - this could become the principal bedroom depending on your preference - it's always nice to have a choice!
Bedw Arian is also blessed with plenty of storage, there's the practicality of a utility room and pantry too and the attached garage can be accessed internally from the main accommodation. The garage features the original solid oak sliding doors, comes fitted with power/light and even has access to a spacious storage area above - this space has conversion potential, subject to planning consents and approvals.
Externally, the gardens make Bedw Arian the fine home it is today. Its winding driveway ensures the best use of space whilst allowing vehicular access right to the doorstep. There's plenty of parking space here too. The sloping gardens to the front are home to an eclectic choice of nurtured plants and shrubs, some native, some more exotic with a splash of colour (magnolia and cherry blossom) whilst two majestic cedar trees to the lower section add texture, form and structure.
To the rear is a further lawned garden, again home to numerous plants, trees and decorative shrubs. A paved patio just off the kitchen might just be the spot to sit back at the end of the day and enjoy the fruits of your labour and gardening prowess - the reward for you hard work.
The nearby town of Menai Bridge is situated alongside the banks of the Menai Strait close to the Thomas Telford suspension bridge that links the Isle of Anglesey with the mainland. In times past it was naturally seen as the place to cross by ferry before the bridge was constructed.
This northern section of the strait opens out into the fabulous Hirael Bay leading to the Irish Sea sandwiched between the Snowdonia Mountains to one side and Puffin Island to the other which is just off the eastern tip of the island. You'll find the area offers so much in the way of convenience, ideally situated for the university city of Bangor which is only some five miles to the city centre on the mainland.
Menai Bridge town has an interesting mixture of period architecture with a number of attractive traditional style shop frontages to the main street where all of your day to day requirements are well catered for. The town naturally has a sea faring heritage being a popular place to launch and moor sailing vessels. The vibrant town is a great place to shop and eat having a wide variety of independent shops, taverns and restaurants and is situated on the tourist route for the historic castle town of Beaumaris.
Menai Bridge has primary and secondary schools and the excellent road links give easy access to all the outlying towns and villages as well as the main A55 expressway which allows convenient access to northern coastal towns, the port of Holyhead and the cities of Chester, Liverpool and Manchester.
