All lenders require a basic valuation. They need to verify that they are not lending you more than the property is worth, and that if you sell, you will get at least as much money back as you paid. The valuer arrives at a value by comparing the property with similar ones, taking factors such as age, condition and location into account. The valuation will point out obvious major faults which could affect the property's value, but the valuation is brief and is not a detailed survey.
Homebuyer Report & Valuation
This report includes a market valuation figure and an insurance reinstatement figure and was designed to be user-friendly with the minimum of technical jargon. It incorporates a colour coded condition ratings system whereby the surveyor must rate each element of the property using one of the following:
The report is quite lengthy, usually in the region of 25 pages, but it is divided into easily readable and divided into logical sections which include comment on the overall opinion, elements both inside and outside the property, services, grounds and legal issues. There are a number of appendices which provide useful information about what the purchaser needs to do next and, particularly in the case of leasehold properties, any enquiries that legal advisers need to make prior to exchange of contracts.
This is the most comprehensive type of survey. It is suitable for any building, but is especially recommended for older buildings (75 years and upwards) which have had alterations or extensions, or which you intend to alter or renovate. The surveyor will check the property thoroughly, looking at elements that are visible or accessible to examine the soundness of the structure, its general condition and all major faults.
The report you receive will be thorough. Don't necessarily be put off if it seems that endless defects are listed - every house has some defects and surveyors tend to show the worst-case scenario for anything they discover.
Schedules of Condition/Dilapidation
A schedule of condition survey is generally commissioned before the signing of a lease in order to determine the condition of the building so that any existing defects and their repair costs are identified prior to any commitment being made.
Commercial leases often stipulate that the tenant is responsible for any repairs during and at the end of a tenancy, so it is vital that you fully understand your potential liabilities before signing your lease.
At the end of your lease, you will need a dilapidations survey in order to counter any dilapidations claim made by your landlord. Schedules of condition and dilapidation can be produced either for landlords, tenants or their legal advisors.
Valuation for Taxation/Probate Purposes
We provide valuations for Inheritance Tax (IHT) and/or Capital Gains Tax (CGT) purposes in order to assist clients, and their legal advisors, in dealing with potential tax liabilities and grant of probate.
Matrimonial and Civil Proceedings
We provide valuations for matrimonial and civil proceedings in accordance with the Civil Procedures Rules (CPR) for clients, and their legal advisors and court purposes. We take instructions from legal advisors and would be happy to quote.
Stage Inspections on new build properties/developments
If you are building your own new house or bungalow we can offer the Professional Consultant’s Certificate which is accepted by many lenders (please check with your lender before instructing). We will carry out periodic inspections and produce a final certificate of inspection (the Professional Consultant’s Certificate) will be issued once the property has been completed to a satisfactory standard.
Energy Performance Certificates (Domestic & Non Domestic)
Energy Performance Certificates (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. They provide a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient and with the average banding in England and Wales presently an ‘E’.
All properties marketed for letting or selling purposes must have an Energy Performance Certificate available to any prospective purchaser or tenant and are valid for 10 years.
Commercial valuations are undertaken for a variety of purposes including loan security, accountancy, purchase, probateand matrimonial purposes. We act for a number of clients, and are included on the valuation panels of several lenders.
