Confidence returning to the property market.

Two new surveys have claimed that the general public is finally gaining confidence in the residential housing market and a third survey separately pinpoints growing optimism among first-time buyers.

The Halifax revealed on 25th April 2012 that 39% of respondents to its ‘Housing Market Confidence tracker’ poll believe that house prices nationally will increase next year – almost double the proportion that believe they will go down.

Praise for local company’s promotion of Welsh Language

A local company has used a community facility in Y Felinheli in order to develop the Welsh language for its staff and to extend the level of service through the medium of Welsh to its customers. A positive step forward worthy of praise, according to Sian Gwenllian, Plaid Cymru Councillor for the area.

Recently, Dafydd Hardy Estate Agents have staged Welsh learning sessions for its staff at Y Felin Sgwrsio, Y Felinheli, with six members learning for the very first time and eight others looking to develop their language skills.

Dafydd Hardy Lettings & Property Management have recently seen a rise in the number of potential tenants but a fall in the number of available rental properties. This has been confirmed by a recent survey conducted by Home Sale Network amongst its members.

The majority of survey respondents reported up to a 10% decline over the last six months in the number of rental properties available on the market. A further quarter of members reported up to a 20% decline in stock levels.

Interestingly, whilst the number of rental properties available on the market appears to be depleting, during the same period nearly half of surveyed Network members saw up to a 20% increase in the number of potential tenants.

Buyer Enquiries & Instructions On the Up

Now Spring has arrived, things seem to be hotting up in the 2012 property market! A recent Home Sale Network survey carried out amongst its members indicates an increase in both buyer enquiries and sales instructions.

A staggering 90% of respondents have seen an increase in the number of buyer enquiries and instructions and the majority of members surveyed (38%) said that they have seen over 50% more instructions; suggesting, that as we progress into 2012, lots more people are deciding to enter the sales market.

An estate agent is doing its bit for law and order in North Wales.

Dafydd Hardy Estate Agents has thrown its support behind one of their members of staff, who is a special constable.

The company has signed up to North Wales Police's ‘Time Out' initiative, which gives special constables more flexibility in their working hours.

Thanks to Dafydd Hardy joining the scheme Barry Davies, who works in their Caernarfon office and has been a special constable for two years, will now be able to spend more time during the week pounding his beat on the Llyn Penisular.
