An eye-catching Detached 3 Storey 3 Bedroomed Period Residence, situated in a fabulous location bordering the Eryri National Park (Snowdonia) and surrounded by incredible scenery whilst being just yards from the village store/café. Will Require modernising - viewing essential to fully appreciate.

Positioned within the rural village of Garreg/Llanfrothen is this eye-catching Detached Period Residence, situated in a fabulous location bordering the Eryri National Park (Snowdonia) and surrounded by incredible countryside and mountain scenery whilst being just yards from the village store/café and within easy reach of both Penrhyndeudraeth and the larger coastal town of Porthmadog. Seen from the roadside it's easy to be deceived, but this property offers 3 storeys and is surprisingly spacious whilst offering private well-stocked gardens to the side and rear, much of which enjoys a pleasing southerly aspect. The property offers much character too, enhanced by the decorative slate cladding to the gable end with a striking osprey motif - definitely a talking point for sure! The property has a 25' dual aspect living room with feature open fireplace housing a wood burning stove, a good size kitchen (also with wood burner), a southerly facing conservatory (timber double glazed) and a most useful utility room with Belfast sink and plumbing for washing machine. There are 3 bedrooms on the first floor served by a 3 piece suite bathroom with shower over bath. There is an oil storage tank located to the rear (possibly for heating, though we cannot ascertain if it is connected) and there does appear to be electric radiators to some rooms though not permanently wired to the electricity supply. The property will require some modernising/updating work. Benefiting from uPVC double glazing, the accommodation briefly comprises: Entrance Hall and Living Room to ground floor; Kitchen/Dining Room, Utility Room/Store and Conservatory to lower ground floor; Landing, 3 Bedrooms and Bathroom to first floor.

The village of Llanfrothen overlooks the Vale of Glaslyn, a splendid location on the edge of Eryri, sitting beneath the Moelwyn range of mountains and the striking Matterhorn-like peak of The Cnicht. The area is perfect for exploring the National Park and the stunning coastline. The village does offer a few basic amenities and public house while Penrhyndeudraeth is only approximately 2 miles distant with the coastal town of Porthmadog located approximately 5 miles further. On the periphery of the village is an osprey sanctuary and the scenic road between Penrhyndeudraeth and Beddgelert is a real pleasure, passing through some remarkable scenery.
