An opportunity to acquire a generous plot of potential commercial or residential Development Land situated on the edge of the rural village of Llan Ffestiniog in the heart of the stunning Snowdonia National Park. The plot was formerly a car dealership and garage business with land spread out over two levels. Planning permission was granted in July 2012 (planning number: NP5/59/382C - NOW LAPSED) for the erection of 13 dwellings on site together with gardens, parking and garages. The plans included terraced and semi-detached dwellings. Please consult the necessary agencies: the Snowdonia National Park authority and Gwynedd planning department.

The plot is situated along the southern edge of the former slate mining village of Llan Ffestiniog situated inside the Snowdonia National Park, with excellent road links to Blaenau Ffestiniog, Porthmadog, Betws Y Coed, Dolgellau and the coastline. The Blaenau Ffestiniog branch line railway station is located just 3 miles distant making direct connections with Betws y Coed and Llandudno Junction to the north. Blaenau Ffestiniog, which offers a good range of amenities and schools is historically linked to the slate mining industry, the evidence of which has clearly left its mark amongst the hillsides. This has recently proved to be a valuable asset - as well as the Ffestiniog and Welsh Highland railway attractions and underground caverns, the village now has a Mountain Bike Centre near Llechwedd with competition and leisure routes as well as over-ground and underground zip wire rides to mention just a few.
